Glenvale Park is a large development on the northern edge of Wellingborough in North Northamptonshire, occupying a strategic location close to road, rail and air links.
Midtown Capital is managing the project with support from Homes England, and is building a new community with a mixture of work and leisure amenities:
- 3,000 new homes
- 675 affordable homes
- A new 25,000m2 business park providing an anticipated 3,000 new jobs
- A new local centre with shops and restaurants
- Two new primary schools
- Community centre, nursery, public square and family play park
- Parkland covering over 200 acres
Our approach
We were approached early in the design stage of Barratt Homes first phase on the site, which was 199 of the homes on the development.
Key to the project was a smooth working relationship between the main client and the five developers working on site, each with their own supply chain. A very local presence, and industry leading commercial expertise meant we were a strategic fit when it came to the supply and installation of the energy efficient windows and doors.
We began supplying windows and doors in November 2020, and as of July 2024, we had installed 1933 frames, including 1771 windows, 154 French doors, and eight entrance doors.
These were made usingrofile 22 from our systems partner Epwin Window Systems.
Our close proximity to site meant we could manage site deliveries with ease, and our commercial technical team was on hand to manage any complications during the installation phase.
Considerations
A priority for Glenvale Park is its Social Value commitments. Part of its mission statement includes:
“We are committed to ensuring that Glenvale Park delivers social value to the local community. We want to work with everyone, from individuals to organisations, to identify and deliver the maximum social value benefit. By working together, together we can make sure that Glenvale Park is a community asset for generations to come.”
This Social Value programme was implemented early in the design phase, which had an impact on the delivery of windows and doors.
Firstly, we were approached by Barratt Homes because of our very close proximity to the Glenvale Park Development – we are less than two miles away. We secured the job because we were able to demonstrate a flexible delivery and installation programme, industry leading technical support, and energy efficient modern products.
This meant the embodied carbon in the windows and doors were kept to an absolute minimum, as each delivery was fully optimised. We also scheduled our time on the road to avoid peak times, which meant less time idling, while easing pressure on the local networks.
Another key project requirement was a focus on energy efficiency, and our Profile 22 Casement Windows achieve U-values of 1.3W/m2K, which comfortably complied with Part L of the Building Regulations.
As a local business, we also employ people from the surrounding area, which also contributes social value to the local community as highlighted by the developers.
This was our first project with Barratt Homes, which was seen as a resounding success by all in the supply chain, and by those monitoring the progress. For example, we are proud to have achieved the highest Construction Quality Review (CQR) score available from the NHBC: “6 – Outstanding – Much work seen can’t be improved upon.”
We have since been involved in subsequent projects with Barrat Homes, including a development of energy efficient homes in Wintringham, Cambridgeshire.
